As the end of the year approaches, this is our friendly reminder of how important it is to file your mortgage exemption and also get a receipt for your homestead exemption confirming it has been filed. If you have already filed, please disregard, but we don’t want this to slip through the cracks. If the homestead exemption falls thru the crack your taxes will double!  You have until 12/31/17 to file.

To file, take your closing packet to your county auditor’s and file the mortgage exemption and ask them for receipts for both the mortgage exemption and homestead exemption.  Keep them in a safe place as this will be your ONLY proof that they were filed.  The only time you will need to re-file is if you refinance or from time to time the counties will put a form in with your property tax statement asking you to re-certify that the you are truly living in the home as your primary residence and that you wish to claim the homestead exemption.  If you fail to re-certify, your homestead will fall off and you will have to wait a year to get it back on.
