Tips for House HuntingWhether you’re a seasoned house hunter or a first time buyer, choosing the perfect home can be daunting. It’s also one of the most important decisions you can make, which is why it’s essential you pick the right one.

Here are some things to remember when you’re on the prowl, to ensure that you’re not only buying an address – you’re buying a home.

  1. Location: this can be as broad as deciding whether you want to live in a rural/suburb/urban area, or as narrow as deciding between two neighborhoods in the same area. Things to consider: how far the location is from school, work, shopping centers, medical facilities, and entertainment. Also, be sure to do some research on the area before to find out what sort of people live there. You also want to research what the crime/safety is like.
  2. Know what to compromise on: We all wish we could find the perfect home for the perfect price in the perfect neighborhood. However, this probably won’t happen, and chances are, you may have to bend some of your requirements. Here, it’s necessary to decide what’s more important to you. With a little renovating, could a less-than-perfect house become your ideal home? Would you make a little extra drive to work every day to stay in that perfect neighborhood? Are you willing to go over your budget?
  3. Good structure: You want a sturdy, dependable home. Don’t worry about furniture, wallpaper, carpet colors, or other accessories. Aesthetic details can be changed with minor renovating. Instead, focus on the framework- are the rooms the right size and build? Does the layout appeal to you?
  4. Speaking of renovating, Chances are that if it’s not in perfect condition, you’ll want to make a list of what needs fixing. Likewise, if you’re looking to build a bigger basement or do some major renovating/construction, choose a house with the potential to be expanded.
  5. Lastly, have a good real estate agent! An experienced realtor can make all the difference in your search for the perfect home. With Kim Carpenter, you’re as good as it’s going to get.
